Where wood connects the architecture — Project Z, Zedelgem

Within walking distance of the centre of Zedelgem, Project Z brings together 33 spacious apartments across two four-storey volumes, with south-facing terraces overlooking greenery and a water basin. The façades are partially finished with Fassade by Woodstoxx. Wood also plays a prominent role on the terraces, with partitions in the same material and wooden flooring throughout.

“The wood gives the buildings a warmer character,” says Peter Ysenbrandt of Cubyc Architects, which designed Project Z.

Within this project, wood is not applied as a series of separate elements, but consistently integrated across multiple parts of the building, from façade to terrace. The two new volumes, built on pile foundations, combine concrete and sand-lime brick. Their clean lines result in a restrained and contemporary architectural expression, complemented by three above-ground levels and a spacious semi-underground parking.

Project Z also stands out through its energy concept, including geothermal heat pumps, ventilation with heat recovery, solar panels and an orientation that optimises passive solar gains while limiting cooling loads.

With only two apartments remaining, the project is now completed and inhabited after approximately two years of construction by Deblaere.

Versatile application of Fassade within one project

The façades were partially clad with Fassade by Woodstoxx. “More specifically Fassade Abechi Duo, a thermally modified African softwood,” explains Peter Ysenbrandt of Cubyc Architects. “On the street side, we opted for the colour Beaver, which ensures a controlled and even ageing of the façade. In other areas, the wood was left untreated, allowing for a more natural and irregular greying. This creates a more playful effect. In total, around 800 m² of façade cladding was installed.”


This combination introduces variation within a coherent whole, allowing the material to evolve depending on its position and exposure. Project Z also demonstrates the versatility of the Fassade system. A total of 41 terrace partitions were realised using the same material. “Here as well, we chose untreated Fassade Abechi Duo,” the architect adds. “This represented approximately 350 m².”


The same material was also applied in the underground parking. “The client wanted to avoid traditional garage doors or shutters, as these could encourage the spaces to be used as storage, resulting in more cars being parked on the street.” “Instead, we used slatted structures from the same Fassade range to create a more open solution. The transparency discourages storage, while maintaining visual continuity throughout the project.”

Terrace flooring in tropical hardwood

The terrace floors, covering approximately 1,430 m², were also executed in wood, supplied by Woodstoxx. The material used is jatoba, a tropical hardwood that remains untreated. “In addition to its distinctive grain, jatoba has a higher density than softwood, which is essential for terrace applications,” explains the architect. “The floors must withstand intensive use, but also additional loads. Most terraces include a tree planted in a recessed planter. These trees, which can grow up to nine metres high, contribute to cooling during summer.”

Notably, two penthouses feature swimming pools, with the surrounding flooring also executed in jatoba.
